Application requirements

›$40 non-refundable application fee per applicant (over age 18).

›Employment must reflect a minimum of 6 months with current employer.

›All applicants over 18 must submit an application with the items below.

›Valid driver’s license / ID card & SSN.

›Last 8 paystubs if paid bi-weekly, or last 16 if paid weekly.

›Birth certificate and SSN for any children (we make copies).

›Must meet LIHTC Section 42 income qualifications — see limits.

›Rental history: name, address & dates of tenancy from previous landlords.

Credit & criminal history

Credit — we will not accept:

›Bankruptcies discharged less than 2 years ago.

›Any evictions.

›Lease defaults, outstanding balances or collections at other properties.

Criminal — we will not accept:

›Sex offender registration and/or any sex-crime conviction (immediate denial).

›Any misdemeanor or felony within the past 4 years. Crimes related to murder, arson, drug manufacturing or sex crimes cause immediate denial regardless of timeframe.

›Driving infractions are excepted.

Pet policy

›Maximum of 2 pets per apartment.

›Refundable pet deposit of $400; pet rent $15 per pet.

›Small dogs & cats under 20 lbs (interview required) — contact us.

›Guests may not bring any pets onto the property.

›Tenants are responsible for any damage caused by pets.
